Has anyone attended the Landlord Training classes put on by the Milwaukee Department of Neighborhood Services? I was just wondering what is all covered in the training and if they're worthwhile. They are free so the price is right!

To all my fellow Wisconsin landlords (or future landlords like myself):

I don't remember how I came across this article, but apparently the Wisconsin Department of Agriculture, Trade and Consumer Protection creates the guidelines for the Landlord-Tenant relationship. I figured this guide might be helpful for other landlords in Wisconsin. It does a good job of explaining how to handle application fees, security deposits, nonstandard rental provisions, the eviction process (5 day vs 14 day notice) and a lot more. Enjoy!

Thanks @Rebecca KnoxI'm planning on investing in the Milwaukee or possibly Waukesha area, but I haven't done enough research yet to know exactly where. I'm open to single and multifamily rentals. Any recommendations on good areas? Connecting with wholesalers is a great idea. I see you're a wholesaler. I'll make sure to connect with you when I'm ready to pull the trigger.

Hi @Account Closed, it's nice to connect with someone in a similar situation to mine. My magic number is about 30 units. Are you also looking into property management companies or do you plan on starting out by managing them on your own?

Definitely lots of information on BP. I'm reading the blogs and the forums every chance I get and listening to the podcasts everyday on my commute! Thanks for the tips. I'll have to look into the Milwaukee REIA.

Hi everyone. My name is Andy and I'm from New Berlin, WI. I don't currently own any rental properties, but I plan on purchasing my first property within 6 months. I'm currently just learning as much as I can and practicing analyzing properties. My ultimate goal is to earn a residual income through buy and hold properties that matches or exceeds my current income within the next 10 years. My wife and I both work and we have a 2 month old daughter so needless to say we don't have a lot of time so my plan is to use a property management company as much as possible. It seems that good PMs are difficult to come by. Any recommendations for good property management companies in the Milwaukee area? Thanks in advance!
