Looking to make a bid on a set of apartments in LA City, besides rent control what are the things that I have to worry about in LA CITY. and are there any pro’s. Any extra taxes like San Bernardino county has a fire tax. Etc.

I only have 24 apartments and only about 2 -3 vacancies a year. I want to use a on line signing for my leases. DocuSign is about $100 a year and easy sign is $120 a year, and the package for PDF is $120 a year, the free version does not work on smart phones. I can’t justify spending that much $ for only 2-3 vacancies a year. Does anyone do it a better way?

I have been getting a lot of listings of apartments from specific agents.  None of the apartments are listed on the mls. I have found a set of apartments that I want.   The agent wants to get both ends of the commission.  How should i even make an offer? Should I get a realistate attorney? The apartments are a good deal that I don’t want to pass up.  I have done my research.

I purchased a set of apartments and took a loan out on my house to pay for them. Is that going to work just like I took out a loan on the apartments them selves? The apartments are payed for. I just got a better interest rate on a refinance loan.

@Michael Bettencourt I am trying to get cash out too I have gotten as cheep as 3.59% 30 year amarerization and after 5 years it goes to 250 points plus api which is about 1.6% I think . So then it would be over 4% after 5 years And I got a few as high as 5.5 too
