Hey all, tried a couple different sources but everyone seems to be out 4-8 weeks. Went back to IKEA and have 3-4 week delivery. Thanks for your help.

Our tenants were in a house for 6 years. It was in perfect shape when they moved in. The place was a mess when they moved out: 

Damaged countertop, damaged sink, broken garbage disposal, filthy carpets and other flooring, paint marks on floors, paint on walls (poorly done and erratic), holes in walls, tears in marmoleum, broken window sill...

It cost us about $6K to repaint, clean and remediate. The security deposit was $750. They have jobs but are not professionals. 

Have you sued tenants? What was the result?

Thanks all, the rental will be sold in a few years and the stock HD cabinets won’t work for this house. I need IKEA style. I’m going to give cabinets to go a shot today. 

I’m turning one of my rentals and found that the cabinets are trashed. IKEA ( my usual go to) has 1 month lead time. Any thoughts on online cabinet sellers that have fast turn around? I’m in Portland, OR if that helps...

Hi All, I'm trying out TenantCloud. It appears to have no charges for my size property management needs. Thanks for the advice and will let you know how it goes. 

Thanks for the responses! I am interested in your recommendations for PM software for managing ~10 properties. Especially, ones that will have some type of function to send late payment information easily.

My MTM lease has a date due for rent of the first of the month. There is a grace period til the 5th of the month at 5pm. If not received, they owe an additional 5%.

I have a tenant that is occasionally late on rent - ranging by several hours to several days. My question is: How do you assess the late fees?

- Do you send a letter with the additional charge for next month?

- Do you send a letter requesting the late fee immediately?

How do you handle this?
