I've had luck closing with Joe Giordano at Giordano, Delcollo, Werbe, & Gagne. They'll also be able to look at your contract and help make it sound. Let him know I referred you as I just closed with him last month so my name should still be fresh. 

As for motivated sellers, that's the million dollar question in this game. Check out the BP podcasts, several have motivated seller in the title and will be a great base to start learning what options interest you for finding sellers. They're out there. If you know what neighborhoods you want to invest in, driving for dollars is a great option. PM me with further questions. Flipping Junkie by Danny Johnson was also very helpful for me getting started. Happy to meet a fellow new investor in the area. PM if interested.

Hi Dan, rentals are certainly a good strategy, but there's a lot of work involved before it becomes passive. You could look into working in the real estate industry as part of a property management team and learning to manage rentals. I'd recommend going to some local REIA meetings. @Corey Reyment has a group locally that is just starting out. Feel free to PM me if you'd like to discuss more. I'm transitioning my focus to the Fox Valley area and always open to meeting new investors like myself. There's always a way we can help each other.

Regardless of strategy/equipment you choose, you should check out the Energy Smart New Orleans program. They have rebates available for window units, central AC replacement, central AC tune-ups. HVAC is definitely more expensive in New Orleans than other regions, but can still be had for a reasonable price with some digging. The mini-split system will be your priciest option and has a decent amount of maintenance to keep it running at peak efficiency, but has lowest cost of operation.

You can find contractors that participate in the program on the website. On a central AC, one of the most important tests to be sure your contractor performs is a micron test to ensure the moisture in the refrigerant lines is removed. The video is of a ductless unit, but the same principles apply to a standard central AC. A proper tune-up or commissioning will save you headaches down the road and is worth the upfront effort of doing it right. As with anything, there is speed, quality, and price, but we only get to pick 2.

Hi All,

Looks like a good group on this thread. I have a largely different path to Philly than most here. I'm transferring to the Delco area soon from Wisconsin and looking to turn the knowledge I learned from our local REIA boot camp into action in the Delco area. I'm looking to use a BRRRR strategy but need to get familiar with the local market and find some great team members. Does anyone have a suggestion on a great investor-friendly realtor? I like helping others and I specialize in process improvement and home energy inspection if anyone is in need of some help improving or growing their business. I can help you access utility funds for rehabbing in a more energy-efficient way. Just looking to help anyone looking to grow their business while work to find that first deal.
