I would recommend maybe putting in oversized gutters and leaf gutters. Though you still might have to clean the leaf gutters once a year. Or if the trees are on your property cut them down

Kerry,

We made an offer on the place but there was 7 other offers and ours didn't get picked up. It got thrown back on the market again so we are making another offer and working to get private financing on it. I will update you on the financing if the bank takes our offer.

We made the offer this morning with 7 other bids and will see what the bank decides to do. 

Susan, this is the first year that i decided to finally hire a bookkeeper and have my books handled professionally. Otherwise im always on time with my taxes. Though, i wouldn't want to loose out on a deal because of this. 

Adrien thanks for your response i actually attended couple of your meetings and called you about posting in marketplace :) I will definitely check out Renovo.

First time posting on BB :) 

My wife and I currently own two duplexes in Northwest Indiana. We are putting an offer on a REO duplex close by our other two duplexes. I own two businesses and I hired a bookkeeper to work on my books and still have not filed taxes for 2016. I do have an extension and my accountant is aware that I have someone getting my books all straighten out. I should have everything within a month.

My question is, what are my options of getting the deal financed till I can secure a loan from my bank? I have a good relationship with a local bank but need my taxes done. The property is on the market for 128k and the ARV should be around 180-190k. Would appreciate any feedback or any advice! What other ways can we get a loan?
