I use Zillow rental manager.  I use it on my phone and it pushes to (I believe) 3 other sites like trulia.  

I've gotten all my hits from trulia thus far.  

The zillow system is great.

just from a practical standpoint.  

the section 8 is approved the tenant will move for free rent.  So you'll be stuck with trying to collect on a broken lease, you'll be looking for a new tenant or you accept the Sec. 8.  

Call a lawyer if you want to squabble.

CPA by trade.  I work in healthcare finance.

just as an aside whenever they do stuff like this (no criminal background checks) It actually decreases black employment.  

Believe it or not but the background check actually alleviates some of the built in biases...

ACH to my bank.  I've had some pay with those "bill pay" checks and that's fine too.  They show up and I just snap a pic and deposit them.  

properties out of state; mgmt. company handles it and I receive 1 ACH.

Two out of state.  We used to live there and moved so I didn't purchase out of state.  

We have a great property management company.

I always try to be as reasonable as possible but it has also gotten me in a bit of trouble but not egregiously so.  

I'm somewhat proud of myself as my last property the tenant was supposed to pay the water bill but it still came to me and I never turned it in to management.  Well the property has turned over so I'm having the water company forward it straight over to the mgmt. company.  I don't have any connection to the new tenant as I've never met them but I did meet the previous one.

Most people do better with structure and that starts with enforcing rules that you've said you'll enforce.
