Trying to put an investment team together to buy multifamily units and open up free cash flow. Currently 3 of us are capable of putting between 30-50k down but wonder if it is enough to get an amount of units that would get us into positive cash flow. Also since this is between friends I imagine the LLC would be essential to draw out the plans that everyone agrees to. Any advice or ideas would be greatly welcomed.

A partner and I are interested in a couple of strategies in the Austin/San Antonio area. We begun our search for multifamily and even got preapproved for a conventional mortgage loan in the 500s with 20% down, but as we continue to evaluate many of these properties and their cash flow, it seems like a high cost of entry, ownership with a low return/cash flow. Especially when it is split between two people. We are still new at this and may not be taking everything into correct consideration, but we are looking to get the best return on our investment, both short and long term. On the other side of the coin we have been thinking of fix and flips but with no experience and a sort of apprehension to high interest loans and rehab costs, we wonder if this is even a good route for us. Any ideas, tips of advice? I PMd you as well.

@Alina Trigub - Thank you, I am looking to keep learning, to see what strategy is best for myself and my partner. We have about 100k combined (max) to invest, and we are looking to increase the potential of our money. I have to look further into syndications because I am not sure how they work, what sort of deals are made, what rates we can expect and how long are we keeping our money in an investment. Do you know any groups here in the Austin area that are accepting new investors?

Is that contract seemingly going to go through? Is this something that you went out and found investors for? I’m new to the REI game and syndication is something that is interesting but seemingly hard to get into.

Whoops, I totally didn’t answer that question. I am looking to invest in Texas for the time being since I’m new to this, id like to keep it as close to home as possible.

I am open to buying outside of Austin, In particular South Texas and maybe areas around San Marcos, San Antonio, Canyon Lake area.

Thank you Deep, I appreciate your advice and I will try to leverage my sales skills and maybe even my photography skills for rentals and maybe more. I know that I have a lot to offer and sometimes I don’t use the talents I have. But I have to get better at that. I will start looking out for lenders on here and see what I should be looking for and how I should think about these loans. I also want to get more familiar with possibly structuring an LLC properly for both protection and from lawsuits and possibly from excessive tax. Anyway I’m looking to learn so I’m constantly searching around for stuff. While I’m not at my day job. Thanks again for the help and advice I hope you are having a wonderful day! -andy

Hello,

My name is Andy and I'm here because I found BiggerPockets to be an invaluable resource to learn about real estate investing. Though I am starting out, I am hungry and I am interested in learning as much as I can about the various aspects of REI.

I would like to find lenders, mentors, and others who are willing to share both knowledge and expertise to possibly one day become a peer investor. Though it may not be the way things work, I have some skills, in the multimedia space that could be leveraged to provide some value, for those interested in helping.

My dream is to own properties that can create significant cash flow to fund future purchases. In the end, I am here because I want to someday replace my day Job, and create something for myself, my family and my kids.

I have a background in Sales both inside Sales, and Retail Sales. I also have some background in corporate Training and Facilitating, as well as, Public Speaking.

As a side venture, I am a Photographer who also does high quality print work and framing. I’ve done this for a couple interior design agents and hope to expand on that front as well. Beyond all of that, I am a bit of an Art Collector. I hope to someday marry my love for art, photography and Realestate investing, to create something that is unique and desirable.

I look forward to hearing from those who have a positive and honest perspective and who are looking to be supportive and inspirational. I do appreciate sound and sage advice, and hope to learn from the great people on this platform.

I just got pre-approved for a 4 unit place in the 520k range (with a partner and 20%) in the Austin area but we were overbid on the deal. I am looking for the best bang for the buck and even considering places in South Texas where I grew up. I am thinking that for that price or slightly higher, there are properties with many more units, which would ideally generate a whole lot more cash flow.

I would love to know more about the lending process, the assessment of prospective properties, property management companies, attorneys, cpas and business structure.
