Investment Info:

Single-family residence fix & flip investment in Fort Worth.

Purchase price: $101,000
Cash invested: $45,000
Sale price: $211,000

Great renovation on this 3/2/2 in Fort Worth. We allowed the family an extra 4-5 weeks to move out and then we started the renovation. Our GC did a great job on all of the cosmetics in the home and installing new windows throughout. We were under contract at over asking in the first 3 days on the market.

What made you interested in investing in this type of deal?

We're always looking to improve neighborhoods and help families in transition.

How did you find this deal and how did you negotiate it?

Direct Mail campaign. I wasn't the highest bidder, but I gave great terms to a family that needed help in transitioning over time without the stress of multiple showings.

How did you finance this deal?

All cash.

How did you add value to the deal?

We allowed the family the time to move out over 4-5 weeks, after we closed. This was a senior couple and they were offered more from another investor, but they found out that he was wholesaling the contract and that made them nervous that the deal wouldn't get done.

What was the outcome?

We were able to help this family and have a very profitable flip.
