@Derek Fike I’m interested if this as well as the front range is quite expensive. Were you able to find anything out?

I recently spoke with a mortgage loan originator from the Mortgage Shop and he said they only work with lenders who do not require that clause in the contract. So you could look at them as an option if the clause worries you. Although everyone will tell you they’ve never heard a bank use it.

@Damilola Oladipo i personally did a cash out refi on my primary home. The other option I looked in to was a HELOC. Trade offs to either approach, but since you just refinanced I would explore the HELOC option.

@Ken Birkin my Dad and I built a house once and had it on the market for under 500k and it sat there for months. Out realtor suggested we raise the price over 500k at that point saying people look for homes over or under that price. At that time there wasn’t much on the market over 500k and it ended up being one of the nicer homes and it sold right away. Go figure. We took it.

I'm looking at A townhome which does not have an HOA. Is that an issue considering the unit shares common walls with units on either side? How would that work if there was a repair issue between those common spots or even the roofline.

@Marquez Davis are there any areas within Davenport that you would recommend? I’m looking at SFRs and duplexes there because there seems like there’s potential for good cash flow. I’ve heard some say to stay North of Locust but not sure if that’s true or not as many homes seem good South if it too and the neighborhoods similar.

I would recommend the mini split option. There are even some DIY units on the market which make it very use to do without an hvac tech. I did my own home this summer for cooling using a Mr Cool unit on the main floor to cool almost 1,000 sq ft and it worked great and was really quiet too. Much better than any window unit imo and cheaper than adding an A/C to our furnace.
