Hey all!

I'm hoping for some opinions on the name for websites.  I plan to have two different domains, one for sellers of property and one for buyers of property.  Right now I'm focusing on vacant land but eventually I may move into other properties (houses, multi-family, etc...).  I'd really appreciate your opinions on which would be the best name for each type of person (For sellers, for buyers).

Here is the list of domains that I have registered:

What is your plan with hard money and 4 plexes?  With those high interest rates I'm not sure you will be able to get anything to cashflow.  If you have a good job and good credit, you should be able to get traditional financing with a 4 plex.

Hey all. I was curious about Qualified opportunity zones and where they were located, so I created an interactive map. It allows you to start with the state, then the county and finally it will show the census tracts on a map along with zip codes, roads, etc...

Sample of my area (Arizona > Maricopa > Phoenix/Scottsdale)

Here are a few tips:

  • When you first go to the page you will only see the visual in the upper left corner (state). Once you select a state the counties in that state will show up. Select a county, or counties (by dragging a box) and then those will show up in the bottom visual
  • Hovering over an will show you more detailed information
  • The controls on the left of each map will allow to zoom in (+), zoom out (-), reset zoom (home icon), or more options (>) . You can also zoom in or out with your scroll wheel
  • Non contiguous states are currently excluded, you can add them back in by using the filter in the state map area

In order to make the viz faster/smaller I generalized the polygons to within .05 miles of the original points. All that means is that the census tracts are not 100% accurate.

How did the agent find you the property? Was it on the MLS?

Hey all, I'm new here and looking at getting into real estate investing. I'm curious if anyone can tell me the downside of a HELOC. I was able to find a local bank that will give me a HELOC at 85% LTV on my primary residence for no fees at prime.

This seems like a really good way to get financing for my future real estate investing deals, can anyone tell me any downsides to using a HELOC (aside from the obvious interest payments)?

Does this make me any less desirable to other lenders?

Does it impact my credit negatively?
