Hi BP,

My realtor really hustled for me this year but we weren't able to land anything. We've done 3 deals together before so normally he's able to see a return on his investment each year. I know "it's his job" and "he'll get more commission checks down the line" but I was just thinking a Christmas/thank you present is in order this year just to emphasize that I'm both appreciative and serious. He's a pretty low key guy in his 60s who keeps a lot of his personal details to himself so I'm struggling to come up with a thoughtful gift in a budget range of $100-400. Any thoughts from realtors out there? Much appreciated.

Easy. Sell the dog. Then use the cash to buy Audible subscription and use the time/energy spent on the dog for podcasts and audio books.

Thanks, Brett. Wondering if a hybrid approach could work. Rent 3 in regular leases, keep 3 vacant. Phase out the original 3 in time. But we'll see.

Thanks, Dave. I'm not entirely committed to the student rental option for this property (or the property for that matter) but this is helpful advice as I'm considering some others that could fall into the same category.

Do you typically charge per student or per unit?

Thanks, Chris. Seller recently renovated the units and listed it in early spring thinking vacant units would have more appeal as student rentals as it's surrounded by other student rentals. House went under contract this summer and then buyer backed out. Back on the market.

Looking at a vacant 6 unit that is in ideal location for renting to students from the local liberal arts college. In light of the deal not closing until Sept/Oct, I was wondering if anyone had any suggestions how to try and rent it out. Try to find stray college students mid-term? Find miscellaneous tenants through July and then non-renew? Keep vacant and fill with students as able? Curious if anyone has encountered this. Thanks!

We've all been there. If they're raising valid concerns, listen and account for it in your planning. If it's just chatter from their own insecurity and the fact they feel threatened by your plans, then don't talk about it around them again until you've actually got proof of concept. And use every comment as fuel to drive you towards hitting your goals. Good luck.
