Hey Jay, I don't know any of any PM's off the top of my head that go out to Stuart but happy to try to find some recommendations for you.

If you want to shoot me a text or email, I can grab some more info about the property that I can relay to the property managers I know in DSM. They might have some connections

Generally speaking, Des Moines doesn't attract a large number of traditional tourists. The majority of our Airbnb guests are here for family gatherings, baby showers, parents visiting kids at local colleges, people attending concerts, or events like the Iowa State Fair. It's more about specific activities or events from what we have found.

Take a look at the Des Moines, IA short term rental market update for May of 2024. Our comapny, Des Moines Short Term Rentals, looks at 5 different criteria when analyzing short-term rentals; 1. Total number of active listings, 2. RevPar, 3. Booking Window, 4. Bookings By Length of Stay, and 5. Day of  the Week Occupancy.

Let me know if you have any questions regarding the report, happy to help!

Quote from @Michael Smythe:

@Andy Algreen for how many units?

You can get RentRedi for free when you sign up for BP Pro membership.

I chat with a decent amount of investors and get this question every so often. Essentailly, any where from 1-50 units.

That is good to know about RentRedi!

Hey Michael, I'd agree with Rick. There are a lot of free options out there. Don't get me wrong, all the content that BP puts out if great and definitely go for it. But I wouldn't say it's 100% nessary.

The tools provider within BP are great resources to utilize. I co-own a short-term property management company. We created our own calculator to analyze deals. Feel free to shoot me an email and I can forward it over to you.

If you live in the DSM area, there is an investor meet-up every Friday morning at Smoky Row downtown and 1 monthly investor meet-up on the 2nd Tuesday of each month. Great way to connect with other like-minded people!

Hope that helps!

Hey Mark, I co-own a short-term property management company in Des Moines called Des Moines Short Term Rentals. Here is our website: https://desmoinesstr.com/ We currently manage 10 properties and are onboarding 2 more within the month.

If you and your partners have an interest in off-loading the management, happy to have a conversation about what that looks like!

If I have a vacant unit that I think will fill quickly, I make every applicant fill out a free pre-screening application that is a google form. This helps weed out the people who aren't that interested.

Then I will send the application and background check through the PMS system I use called RentecDirect. It'll send out together. Tenants pay for background check. Most range from $30-$50.

Hi Katelyn, it's good that you have taken the first step and introduced your self on BP!

Personally, I would start hitting the education piece of real estate investing hard. Read BP books (The Book on Rental Property Investing, Managing Rental Properties, Set For Life), watch Youtube videos, etc.

If you're looking to jump right in, feel free to book a time on my calendar! Happy to chat through my experiences with the investment world and figure out exactly what your goals are!
