Hi Ben, I just finished listening to your first podcast # 14. Great life story and I am sad to hear that you are battling MS. In my opinion, your business plan and outlook on life give you a great fighting chance - but you already know that. It sounds to me that even though you started with single family residences, you believe that multi-family is the way to go. I can see the logic in that. But as a newbie investor I would really like to get my feet wet and get at least a couple of years of land-lording experience with SFH or duplex rentals. I feel that will give me the confidence to move to multi-family and also make it easier to partner up with someone if I have positive results in my resume. What do you think?

@Ben Leybovich Spasiba for the welcome! I just read your "Definitive Guide to IRR" article and had a good laugh at this:

"And, since there are so many idiots chasing yield in the marketplace, you actually manage to sell a money-loosing asset at a profit"

@Ben Leybovich Hi Ben, yes I have some Russian in me. My background is Russian, Bulgarian and Czech. Based on your last name, you must have some Easter European in you as well?

@Chris Baxter My plan is to buy outside the Greater Toronto Area since prices are at the highest point ever right now. I have identified a couple of major population centres further up North and am currently reading up on their growth prospects. I am also interested in the Windsor area where it seems I can get some good deals. Any thoughts on the Windsor-Detroit area? Will that area ever recover to its former glory? Also, I am debating whether I should jump into two properties at once or if I should buy one and then a second one maybe six months later?

Hi everyone! My name is Andrey, I live in Ontario Canada and I am really excited to join this community. My real estate experience is limited to the purchase of two primary residences but because of everything that I 've learned here, and though the unlimited power of the Internet, I feel like I am ready to jump into real estate investing. I love great deals and I don't like to pay for anything that I can do or learn to do myself. I want to start with single family homes outside of my currently red-hot area and then move on to multi-family homes. I want  to thank everyone here for all the great information that I already have access to, and I hope to meaningfully contribute to this community as well.
