@Seth Tate awesome job on doing a house back. By self sufficient test I am getting that you are hoping to be able to live in one side and rent the others out with the property being fully sustainable. I'm stationed out of Killeen about an hour away and absolutely love Austin. While no ideal a possibility could be looking at a proper that you will occur out of pocket costs on monthly. At the end of the day it would still be cheaper than paying a full rent or mortgage and appreciation in Austin is through the roof so you would be paying a small price today for big time equity in the future. If I misunderstood your post please let me know because I thought it was an interesting topic.

@Herwin Jno-baptiste I just Google Pharr, TX and I'm about 6 hours away from that area. I'm military and I know that I'm never going to be in one place for a long time so I wanted to find an area that I can focus on and build regardless of where I am. I did a BRRRR where I'm located as a proof of concept for myself just to understand the process but now I want to look elsewhere because I'm more concerned with cash flow than actual building my net-worth and it seems to be easier in the Midwest than Killeen, TX where I am currently stationed.

@Tom Ott Thank you for the reply. It does seem like a great place to build from everything I have read and I never really looked at Cleveland as much as other areas in Ohio, I will have to read about the it. Do you invest yourself in either of those markets at this time?

@Whitney Hutten Thank you for the response. And what you mentioned is what I am looking to do, build solid relationships with people that I can work with to manage projects. Do you still invest in the area and did you get to your 57 units as an out of state investor?

@Justin Lentz Congratulations on starting out the process of looking to out of state invest. I'm kinda in the same boat and I posted a thread very similar yesterday. For me I think I am narrowed down to Columbus, OH and Indianapolis, IN. The metrics I looked at was job growth, unemployment rates, available assets, and rent to rice ratios and both cities seem to be above the national average in all. If you are looking for someone to bounce ideas back and forth with because I'm in the same process as you of deciding on a market and establishing the needed resources I'd be glad to shoot you my contact info.

I can definitely see that and job growth is a was a huge reason I looked at Columbus. I'm definitely willing to out the work in am make multiple offers. I do think that the virus is going to slow some people's progress and speed some others up, I'm hoping to be one of the latter.

@Robert Ellis Thanks, I definitely understand the importance of being able to build a soldi team that I can work with moving forward, in other words it's impossible to do without with me being out of state. Regardless if competition it's still worth doing the work, I'm not naive about the market being what it is, as long as the numbers work I'm certain I'll be able to make it happen. Have you done BRRRR or other value adds to properties there?

@Zeke Liston Thank you, finding a solid PM is at the top of my list to do. And I'll defer still go more in depth on the area regardless of competition. With this virus going on I have more free time than ever to do research.
