Hi I'm looking to have my kitchen painted. It would involve all the trim, cabinets and the walls.

The kitchen is about 15'x18' with a 5'x8' divider through the middle. 8 foot ceilings

Alot of cabinets, probably half of the wall space are cabinets

I was quoted 2700 (just labor) and it would be completed in 3-4 days, they could start this week

Does this sound right?

Hello,

I am looking to purchase a short term rental on gulf side of Florida. Right now I'm considering Tampa or Fort Myers (I'd like to stay at least 30mins from a major airport) ...I'd also be interested in up and coming areas at a value price. I can do basic repair.

Criteria I'm looking for:

Ideally under 400k

2 or more bedrooms

With a pool OR near beach OR on a golf course

HOA preferably under 300/mo

Does anyone have any leads or suggestions as where I should be looking to purchase??

I'm looking into more investment opportunities and have already completed one cash out refinance on a rental, extracting 100k.. the rent i receive more than covers the payment difference. I have another property which i am working on extracting more equity from.. but i currently don't have any opportunities lined up.. would you complete the new refinance at current low rates and sit on money for some months until a deal presents itself? When is it a good time to execute a cash out refinance? Is it common practice to have a deal in the works when doing these?
