Is it possible to utilize a 1031 Exchange for vacant land? Specifically can I use a 1031 to move from parcel to parcel? Also, what is the interaction between owner financed land and a 1031 exchange? Finally, how many 1031 exchanges can I do at the same time? Thanks so much for shortening my learning curve. 

I save for future investments and opportunities, but there's no reason that money can't work for you while you save for your next project. Purchasing 4 week Treasury Bills is a very low risk method to help you stay ahead of inflation. They currently sit at a 2.4% annualized return.

If you're looking for something less active, the Marcus Savings account by Goldman Sachs is giving you a 2.25% APY. Might as well get a return on that money as it waits for its glorious future.

I went into the assessor records in my local county and found the list of government owned tax liens. Has anyone on here invested in these properties? I was thinking about direct mailing the owners of the properties about purchasing their properties and wanted some insight.

I’m a little concerned about pursuing properties that people overlooked in the auction, but figure I may as well mail and see what to do from there. What reasons do properties usually end up being government owners tax liens? 

I’ve talked to a couple of the pros on this forum, special thanks to @Jay Hinrichs and @Chris Seveney, about using financing to purchase notes, specifically first lien, performing notes. It seems procuring financing to purchase notes is difficult if not impossible. 

Has anyone had any success with purchasing notes with traditional financing? Or is this a cash only business?

I would think securing a loan to purchase an asset backed security would be straightforward, but few if any banks are willing to lend. I’d look at hard money but the cash flow doesn’t work for performing notes. 

Appreciate any feedback on this subject.
