Post: Unique Situation While Flipping First Home

Hello All,

My house is currently sitting on the market (going on two months) and I finally received an offer the other day.  Unfortunately, the offer that was presented was well under my asking price. The woman fell in love with the house as soon as she walked in, but her pre approval fell well short of my listing price.

She asked if she can buy the house at the less than asking price and then send me monthly payments until she hits my original listing price.

I would love any advice if anyone has experienced anything similar to this situation.  I know I will have to deal with legal to get paperwork situated to guarantee those monthly payments.  This is something I've never dealt with and I'm going back and forth with considering this deal or leaving the house on market.

Hi All,

My girlfriend and I have recently started our real estate journey.  My girlfriend, Amanda, or "Mandy", thought it was a good idea to document this adventure on her Blog.  We just finished our first flip, and she is on her way to earning her Connecticut real estate license. We are now hunting for our second flip, while considering buying a rental!

For those who are experienced in social media/blogging, I am asking for any advice you may have for a "newbie" in branding and getting our names out there.

Hi everyone - thanks for the feedback. It was certainly a learning process. Our first time dealing with a realtor, first time dealing with a contractor, etc. We're looking forward to doing more and my girlfriend is taking her Connecticut real estate licensing exam this week. She created a blog that followed along with our first flip, and she's going to be writing real estate articles to help potential buyers/sellers understand the process and the markets. and finally.... here are the numbers!

Purchase Price: 120,000

Cost of Renovation: 50,000 (we budgeted for 40k)

Listing Price: 229,000

After commissions, holding costs, taxes, etc. we stand to make a profit of around 25,000-30,000!

Hey Guys! My girlfriend and I just finished completing our first flip in Bridgeport, CT-  Its officially on the market!  Let me know what ya think.  A lot of bumps and hurdles, but I think it turned out well. My girlfriend is on the way to becoming a realtor, so there is no stopping here.

Hey guys! Just so happens the woman at Home Depot screwed up our measurements and we are now left with an awkward gap between the fridge and cabinet.  My girlfriend and I were thinking of maybe a wine rack or cookbook holder. 

Would love for some of your thoughts.
