Nice rental, recently remodeled, including new roof. Leased up through Dec 2018 and managed has a very good property manager in place to manage for you. House is valued at $62-65k, so you'll be getting this with equity at purchase.

@Mindy Jensen, I'm sure you have a point there, but I just HAVE to have a BiggerPockets T-shirt! I would do anything to have one. Do you know where I can get one?

At the request of my wife, I made a Christmas wish list this year. At the top is a Biggerpockets t-shirt. Where should I (or she) be looking for one? Should I start a direct mail campaign, or maybe drive for dollars up to the office in Denver? How about seeing if  

@Brandon Turner will wholesale his old one to me? I'm just not sure where to look. Please correct me if there's one to be found at the store, but if not, how can I negotiate an amazing deal for low or no money down on one of the awesome looking Biggerpockets t-shirts?

Thanks guys, I really appreciate the info and support! I've just been a little surprised about how many calls I've gotten, when everyone on the podcasts say the response rate is so low... Now, I guess they're talking about actual deal conversion rates, instead of responses, and I'm sure that is much different. Anyway, thanks again @Ray Lai, @Michael Johnson, @Matt McConkey, @Marshall Hooper, @James Austin, @Kris Wong, and @Vern Darlington. I will keep you all updated on future developments.

Help! 

I've just sent out my first direct mail marketing campaign, and people are responding! 

So, I just sent out my first mail campaign to several counties around Central Texas, and surprisingly enough, I'm getting calls from the 1st round. Unfortunately, I don't have a script, and as it turns out, I'm not all that familiar with some of these markets that are farther out from my home in Kempner TX. Also, this being my first time, I don't have a script (which I'm told is important) and I honestly don't have many contacts to send deals that are out of my purview or area. So what now?

BTW, I am (or want to be) a house flipper, with a plan to eventually buy more cash-flowing rentals.

Also, this direct mail campaign is targeting absentee owners of 3/2's or larger who bought their houses before 2009. If it was another state, that saw a major bubble burst, I would have backed that up even further.

Lastly, this campaign targets a rather large area, from Abilene to Waco to Austin and everything in between: I know I'll be figuring out how to make that a lot smaller for the next time around.
