Thanks for the in detail response! Yes I am looking to buy in the east Rochester Area, basically in a 5 mile radius from St john fisher. And I would live in the property and rent the other rooms to my soccer friends. The only obstacle is getting the funding right now. I can see the taxes in the MLS so thats not a problem.

Awesome Thank you for the response! Does a DSCR loan require 20-25% down payment? And any ideas on how I can find a hard money lender?

 This is exactly the strategy. I attend St john Fisher University. And also on the soccer team. So the goal is to get a property and rent it out to my Soccer friends. The only problem is getting 15-20k.

Basically you find these distressed properties in pre foreclosure, probates, divorces, or just ugly vacant properties. then you calculate the Max allowable offer and if it makes sense you call up the property owner, get it under contract for dirt cheap, then you assign the contract to a cash investor for an assignment fee. 

this is the general idea obviously it gets more in depth, but its finding deals that you would buy as a fix and flip or brrrr, and instead of actually buying it you sell it to other investors.

 One of the best ways(not the most exciting) is cold calling owners. You can target certain niches. You can attend and be very active at networking events. Open houses. Building a social media presence. There is many different ways, key is being consistent.
