@Lance Lvovsky I have talked to Anderson business advisors and they are the ones that laid out the plan for the most part. I haven’t pulled the pin yet mainly because of the cost, but I would also like to get the B.P. Community’s thoughts and ideas before hand.
Maybe I am just being cheap but I was hoping it would be something I could set up myself. From everyone’s comments it’s not looking like that’s going to be a good idea.

I have 3 rental properties (1) single family (1) tri-plex (1) 6 unit. They are all currently owned by 1 llc. I would like to place each individual property in a land trust owned by an llc which is owned by a holding company. So there would be (1) holding company (3) LLCs (3) land trusts. I would also like to have my welding service business ( llc with s-Corp status ) (which is not established yet) owned by the holding company
So I have 3 questions
1) can I remove the properties from my current llc and put them into a land trust?
2) can my holding company own the welding llc if it’s taxed as an s-Corp
3) will I be able to set up a Wyoming holding company myself?

Has anyone ever built storage units from ground up? I bought a property this spring that came with an extra lot, its all zoned commercial so I have been thinking about building storage units on it. I am wondering if it is profitable to build brand new buildings or not?

has anyone ever bought a rental property from a wholesaler? With owner financing? Seems really expensive, the Terms are 12% for 20yrs with $2000 down payment purchase price is $29995. It is a duplex in an area that I can normally find houses for 17-20000. I am currently pulling a line of credit to purchase another duplex so I don't have cash to buy it. That is why I am interested Jan the owner finance. Is they a stupid strategy?

Awsome!! Thank you so much for your advice, this was my first question on the forums and I wasn't expecting such a good response!! You guys have got me hooked now!!!
The properties are spread out pretty good between 3 different city's, all about a half hour away the farthest city being an hour. This would be a challenge for me because I manage it all myself, and do all the work myself. At first it didn't bother me but the more I think about it The more I ask myself what is my time worth. Thank you all for the great advice!

I am looking at scaleing up from I currently have 2 single families and a duplex. I am not sure what direction to go though, I am look at a 23 scattered property portfolio with a 12.39% cap. This would be a big deal for me, and it's way more money than I thought I would ever spend. Or should I purchase properties at the court house one at a time. I guess I am just looking for advice on portfolios, if they are worth it or not. And any advice on who and how I would get financing for them with very little down payment.
I was planning on using a line of credit for half the down payment and raise the rest somehow.

lol ya, that seems to be the way it is. Luckily the bank I get my financing from does a lot of farm loans so they see a lot of people come in with dirt under there nails to get loans.

Hello I am a blue-collar investor! I currently work as a pipe welder kind of a local union hall. I have always been in construction from the time I was 15. I dropped out of high school my first day of ninth-grade . But went back to get my g.e.d. Besides welding I also besides welding, I am also a in organic farmer. I sell to the local farmers market and have plans to have a CSA.
Real estate experience:
I bought my first single family rental property for $9000 cash at now brings in a monthly income of 550 then pulled a line of credit off of that house and purchased a duplex that had a single-family home on the same lot for $14000. I put $20,000 in repairs into the property and I rent it for a total of $1550 a month. Shortly after purchasing our second investment property I opened up a construction business and ran a successful business for five years.our main focus was high-end kitchen and bath remodels.
Investment goals:
My goals are to sustain my lifestyle.I love to farm,but farming does not pay the bills.so, I would like to have enough rental properties to get out of the rat race and farm! My plan is to have at least 35 rentals. I have been looking a lot into purchasing a portfolio rather than buying each property individually. I do still plan on doing all the maintenance and management myself. I'm very thankful that I found bigger pockets and the wealth of knowledge that is here.
