Thank you all. Looks like I will probably just need to take it as a learning lesson. We got an amazing deal on the cottage so in the end it will be ok. Appreciate all your time in responding.

The seller lied on a sellers disclosure regarding water in the basement which resulted in toxic mold exposure and huge health issues for my family. We viewed and purchased the property while it was winterized. The basement was dry during our inspection and mold was dormant due to the cold temperatures. During the spring thaw and after turning on the heat toxic mold became active and got my family very sick for three weeks during our early renovations. We are now moving forward with digging up the exterior foundation and installing French drains. We will miss 4 weeks of STR rentals during peak season due to the delays and both me and my wife missed two weeks of work due to related health issues. This event will probably cost around $20,000 by the time it's finished. I found past tenants of the property who all claim the basement always flooded. Is this worth pursuing legal action?

Any ideas for restoring the beauty of old knotty pine tongue and groove. It’s actual T&G and not paneling. I’m uncertain about if it was ever finished but it’s looking pretty dull. I grabbed some Murphy oil soap but now I’m reading mixed reviews. Anyone have any suggestions from experience?  Thanks

@Jaron Walling@Julie Lin

Holland has been really taking some aggressive measures toward stopping STRs. Specifically Park township which makes up for the majority of hollands waterfront. They just voted in favor of enforcing against the operations of STRs starting October of this year.

Quote from @Jaron Walling:

We're fans of the eastside of Lake Michigan. Not a lot of people talk about the cities and towns over there. Demand is probably less but so are the prices. Holland, Muskegon, Shelby, Silver Lake, and Pent Water are all beautiful in the summer. Never been in the winter. You'll want northern Michigan for all the skiing and snowboarding demand. Boyne Highlands is amazing. Demand is probably higher.

Get off the beaten path. There's all kinds of light houses and outdoor recreation including ATV parks, sand dune tours, hiking, bicycling trails, and popular disc golf courses.

@John Underwood do you have any recommendations for buying art online or do you source that local?

@Brooklyn McCarty neutrals seem like a good bet.  We’re in northern MI with a ton of lakes. I think it definitely fits the market of the outdoorsy crowd. Thanks for posting.

@Leslie Anne Morris I agree. After looking at the photos from @Nathan Gesner’s post. I think we could get onboard with those colors. Thanks!

@Luke Carl that was Fantastic advice! That was definitely the best spot hands down to find ideas to furnish that house! I had read and studied Avery’s book before purchasing this house. Thanks to both of you for being generous in sharing your knowledge!

@Nathan Gesner a lot of those grey options look super nice with the black! Would you worry about the furniture in the lighter shades staining?
