All,

We currently have a single family rental home under contract and our agent was able to negotiate a $400 credit towards a home warranty - we know of a very old water heater that we would like the home warranty company to replace (hopefully). Does anyone have any suggestions or any experience with selecting a home warranty company? What do you all generally do as an investor?

Appreciate the advice.

Trying this again as my first post got removed.

Just went under contract five days ago on my first ever buy and hold rental property. 3 bed 2 bath single family rental in the Cypress / Willowbrook area.

Does anyone have any familiarity or thoughts about that area? General trends you’ve noticed?

Does anyone have recommendations on how to source good contractors for vinyl or laminate flooring installation? All of the carpets need to be replaced.

First year to think about real estate investing. Thought about out of state but ultimately decided to keep it local. Had a set style for prospecting single family rentals but a bit of mission drift got me side tracked. Went under contract for higher than I was comfortable with but backed out during the option period due to second thoughts about the foundation and the financial commitment. Put out several feeler offers but ultimately found one and now under contract.

Pasadena seems interesting to me because of the established neighborhood and less Harvey flooding. More likely to have good rents.

Strongly considering between vinyl plank and wood look tile. Any updated thoughts? Also for vinyl do you all prefer glue or interlocking?
