Wow! Thanks everyone for the advice! But basically I need to do two things: 1 - do a title search. 2 - but title insurance. I was also wondering if the seller COULD do a "warranty deed" even though she bought it as a "quitclaim". Again thanks everyone for your help!

Thanks! Also, no closing agent. I am dealing directly with the seller.

Hi guys, 

I am looking at a place to purchase and have been doing somewhat of a search on the history of the property and found out that the girl who owns it now bought it via "Quitclaim deed" from an investment company. 

So, my question is, should I be worried and what can I do to protect myself if I have to get a Quitclaim deed for my property?

Ok, so I've been looking into getting into wholesaling. However, I'm a novice in the Real Estate department. That being said, I've been doing my due diligence. Now, my question is what EXACTLY do I need to know to get started with Wholesale. I'm not talking about finding buyer/seller but about the actual knowledge base one needs to (intelligently) talk with and do deals with people. The more specific the answers the better!! Thank you for all replies!
