The expenses have been fluffed up some. I don't want to get stuck in a bad deal  so I use worst case scenarios.

My mother is covering property management until I move closer to home. I come and visit ever couple of years not near as much as my family would like but I dont see any of them rushing out to buy tickets. Lol

Talk to Justin at primelending I'm currently in the process of getting a loan through them and have had no problems thus far. Watch out for property taxes in Abilene they cut into profits real fast.

My sister is upgrading primary residences and was asking if she could use a 1031 for primary to primary or if the property purchased had to be an investment property.

I recently stumbled across a 12 duplex 24 unit property that seemed like a good deal. So I got to thinking about how I would fund the deal if I decided I wanted it. So I was wondering where would I go for a loan like that (price tag is under a Mil) and what would the qualifications be like for big multi family properties like this. What is the normal down payment for this type of property.
