@Josue Vargas good discussion. I've put a lot of theought into the renting-by-the-door approach and believe that's definitely the way to go. I also feel that 10 min from campus is best. There are lots of students at UT Austin that commute at the longer distances, and they are full-time, so that's not a huge concern. But the closer the better. I have a few that are close, I'm just not sure about the neighborhoods. Still need some non-agent opinions on that question.

@Nick Jensen You have a very different view of Ogden.  What are some of the biggest risks you see in the Ogden market?  Why do you like the area for investing?  I know my friend would be interested in something in the Weber State area, but I'm sure those are well-sought after.  Do they become available often?

@William Hochstedler, Interestingly, B'more is VERY much the same way...block-by-block investing.  There's a lot of investors that won't touch it because of that reason. 

@Aaron Mazzrillo, I agree with your assessment to tread carefully in areas that where the city has to create incentives to keep out the bad elements.

@Curtis Fergus, Wow! Those are very tight numbers. Doesn't seem the ROI is high enough to justify investing in rentals. Perhaps flips yield more? Very different numbers here in Baltimore. My 1st rental hit 1.7%, followed by 1.8, 2.1, and 2.3.

@William Hochstedler, appreciate the details.  I'd love to get out there.  Been to your neck of the woods a few times.  Never had a bad experience.  Absolutely beautiful.  Though the investment numbers aren't as encouraging, my friend has a few reasons for purchasing in the area, only one of which is making a good investment.  What is your take on @Aaron Mazzrillo's comment?

@Jacob Cogswell, My first thought was Provo, specifically due to BYU.  What's the other university there, Provo College, UVU? What investment numbers are you seeing there?

Finally, to all, what are the good REIAs that I should link up with?  I see a handful online, but what are your opinions of the more productive ones?

Hello BP Friends!

I'm a small investor in Baltimore, Md (4 rentals and counting!) and have a friend who is looking to invest in the Salt Lake City area, so I wanted to get a pulse for the rental market. He's not sure what type of SFH he's looking for, but he's constrained by finding something in livable condition, in a middle-income area.

I have lots of questions, but I guess I should start with a few basics:

1. What are some of the best middle-income areas to invest in (Ogden to Provo)?

2. What kind of investor purchase prices are you looking for SFHs?

3. Are you achieving the 2% Rule or better in these areas?
