Hey guys!  What kind of language do landlords/property managers use in their leases with regard to tenants having to provide Notice of Non-renewal (minimum of 30 days out from lease end, for example), whether or not the lease automatically terminates, or if the lease continues if they fail to provide notice of non-renewal?  Essentially, we're just trying to both hold tenants responsible for rent, should they not provide notice of non-renewal, but we also don't want the lease to go month-month if they fail to do so.  Kind of a delicate balance, as you can imagine.  Any feedback or advice would be greatly appreciated, thanks!

Hello everyone, 

I did some basic research on this before posting, but couldn't find the exact answer.  I do a LOT of rentals (listing side).  When I pay another Brokerage a co-op commission, am I supposed to be 1099'ing them?  Thanks in advance!

Hi everyone, 

My management company contracts vendors for basic repairs to cosmetic upgrades etc for properties that we manage.  What kind of limits should we require all of our contractors to carry in terms of General Liab and Worker's Comp?  Thanks in advance!

I'm sorry if this post is in the wrong forum, but I have a question.  My company typically leases and manages the properties for which we find tenants.  But once in a while, we'll have a property owner only utilize us for listing their property and finding a tenant.  If that's the case and the eventual tenant issues the rent check directly to the owner and the owner then issues the commission to our Brokerage, would we have to 1099 that owner?  Any help would be greatly appreciated, thanks!
