I’m finishing up my Bachelors Degree at Olivet Nazarene University. I found a duplex in my area for sale for $149,000. The owner has 5 buildings with a total of 10 units. I found his address online and am curious as to what’s the best way to approach him to see if he’s interested in owner financing?

Is it weird for me to randomly knock on his door?

Should I write a letter and leave it in his mailbox?

Just trying to figure out the best way to approach the seller.

I'm graduating college at the end of this month and am interested in getting Into REI starting off with a duplex. I have a job lined up for when I'm done with college and am trying to use the owner finance method to get my first property. I'm curious about how I would present that to the seller? Would I use a real estate agent or do it my self? Secondly from all the reading and podcast I've listened to with owner finance I wouldn't have to pay mortgage insurance just the Mortgage(principal with Interest) and the property taxes correct?

I appreciate the insight and guidance from everyone who has been doing this for a while.

Hello my name is Andrew Rivera I'm a senior in college. I'll be receiving a commissions as a 2LT in the National Guard as an Engineer Officer in May. I'm married and am in the Chicagoland area between Chicago and Milwaukee. I'm interested in getting into REI so I can take care of my family and have financial freedom.
