If you sold a property in a costal market and had 40k to invest for cash flow and fast growth how would you do it?

If you have been able to pull off the BRRRR Strategy. Would you be willing to pm me some of the general details ie price point, general area, average cost of the rehab, are they total guts or much less involved etc..

any help would be appreciated

you have say 50k to invest in the current market.   Which direction do you go.....turn key? Find a few inexpensive but decent properties with good cash flow and take it slow? Buy two 100k +/- properties?  How would you go about it?   I know California.  I do not know the Midwest

@Account Closed I'll look in that area I realize the whole 75% ARV is a bit of a unicorn but close would be good enough. Can you suggest a pm company or agent I could talk to to get a feel for the area and get the ball rolling if you will.

I'm not married to any location as of yet I'm looking for a good starting location that I BRRR the heck out of the end of this year and next I'm hoping for 8-10 properties by the end of next year. If you or anyone else can help facilitate this I am open to working with you or them

In respect to being all in for $65 that included purchase and rehab to allow me to BRRR the property. Understandably this will probably put me in a c class area which is fine with me as a starting point.

Good morning all

if you had to pick a couple of locations to start investing out of state that would allow you to be all in for 65k with an ARV of 75% where would you look to invest. Ideally once more capital is available I would move to a different market. But I gotta start somewhere.
