We are in Corpus Christi, TX and occupancy is way up, with June and July having a total of 4 nights unoccupied with August close behind.  It seems that people who still can and want to vacation are heading more local vs. flying somewhere.  We use a local agency to manage short and long term rental of our place and while they charge a hefty percentage we don't have to coordinating cleanings between same-day checkin/checkout guests or questions on how to work the cable, etc... from hours away.

At least where we are vacation home prices are up due to Covid and the desire to have an escape spot.  

Lastly we may breakeven this year but bought primarily as a vacation spot so are ok with this. I've given it some thought and it's going to be tough to find a 'beach' property in the US that will cash flow immediately without a lot lot of sweat equity. You'll need short term rentals for the numbers to even come close, insurance is considerably more expensive, HOA is more, and overall upkeep is just higher. If you live close and can manage short term rentals yourself you'll have a better shot, but bad reviews on AirBNB, etc... will have an outsize impact on your tenant quality, quantity, and resulting $ so don't skimp. Excluding appreciation (since that's only when you sell) on a 10 yr basis it'll be a solid investment but 5 years looks more like breakeven.

Anyone else having issues with books from the BP bookstore? Bought the ultimate edition of managing rental props but no e-links. No response from support.

I would say it's less about your background and more about your day job and how it has exposed you, directly or indirectly, to real estate.  

I'm a chemical engineer by background which has zero interaction with real estate day to day, but I also moved 6 times for work and as a result have gone through many home inspections, seen what's important in different markets, etc...  

As long as you can work effectively with other people and communicate effectively you're going to have a great foundation for real estate investing!
