Hi -

I am interested in owning rental properties - not esp. buying/selling for others, but rather holding for long term. I'm debating between getting my license or not. It's an extra thing to keep up with, and I'm not sure if it's really needed. I've heard both sides of the story. Overall opinions for landlords who plan to buy and hold?

At a local property auction, I noticed many people were paying with Cashier's Checks. Were these individuals using their own cash to pay for the Cashier's Checks, or were they funded through loans for their Cashier's Checks? Something like that? I'm a novice, a bit uneducated on the process.

What are the qualifications for adding someone to my deed to a house that still has a mortgage? Is that even possible to add someone when there is still a mortgage on the property?

I currently own a rental home that still has about $60k on the mortgage (off $100k) value; I'd like to add my son's name to the mortgage so that he might be able to use some of the equity on a payment for his own home. (Is that even possible?) So my main question is: Can I add him to the mortgage without refinancing? Does he have to then qualify for the mortgage as well?
