I have used Google sheets. I'll check out the bigger pockets calculator! That sounds like it's a good tool to use. Thank you guys for the input!

One major thing I need to know is if a house is a good investment or not. I'm good with math, but I need a formula to work with. Can someone help me with this? As far as the price of the house - (general contractor fix up costs + appraisal cost + interest rate on loan + interest I have to pay to a real estate agent to resell the house). I'm sure there's a better formula than that and a few things I'm missing. Thanks for the help

One thing I keep reading and seeing is that you can invest in real estate while having $0 in your bank account. Can you really though? I'm ambitious, but one thing holding me back is finding the money. I researched and talked to over 10 reputable hard and private money lenders and they all required about 20% down payment. 20% of $150,000 is $30,000! That's $30,000 I don't have, my family doesn't have, and no one I know has. I'm lost as to how to fund deals. Advice would be great
