Whitehaven is an area that was a little on the lower side, but is currently on-trend to become a great place to invest. With Graceland and all of Elvis Presley's history not far from your circled area, I would consider looking further into it.

I believe that Memphis is a great market to get into. the low barrier of entry makes it easy to get in and find the right property for the long haul. Plenty of rejuvenation all over the city, and surrounding cities that also are great.
