Hi, I sent a letter to a fourplex owner and have not heard back, but I have reason to believe they’re willing if not eager to sell. I’m wondering what the best short-term follow-up is... I found their landline phone number online, but I of course also have their home address (an hour from the property, but I’m willing to drive)... so, should I call, or door knock? It’s an 80-year old couple if that influences anyone’s answer... thanks for any help in the matter.

Thank you, Joseph. I hadn’t heard of GIS but I can already see it’s going to be incredibly helpful! Excited to go home to parse through different county’s to see what’s in there. I see you’re not a realtor. Do you run your own comps regardless of this?

I hope to in the near future. We are planning to make a move on our first property in the next year so it's about the right time to go Pro. It's clearly worth it.

I've been wondering what resources everyone uses to examine a property when they can't see it immediately or at all.

I haven't invested yet but I've been using the MLS to find properties, BiggerPockets to run numbers, Google Maps' to examine what the neighborhood looks like through Street View and what businesses, if any, are nearby, Zillow's Lot Lines to see nearby property values at a glance, Rentometer to find out average and median rent price for the area (although it's no longer letting me analyze properties for free, sadly) and Great Schools .org to find out what the district is like for any potential family moving in.

If anyone has additional sites or apps they regularly or sometimes use, let me know!

@Lance Lvovsky isn’t an anonymous trust the same as a blind trust, wherein you cannot be the trustee? And so it’s my understanding that you have the lawyer named as trustee. If he or she is named on the deed, then records will lead to the firm instead of you.

Does anyone have experience in starting an Anonymous Trust to then use as the principal of an LLC that they could speak to? I'm exploring this option now but would love to have any light shed on the topic before I dive in head first.
