I have been working with some Atlanta rental property owners (with units in prime ATL locations) who have been looking for an experienced professional Airbnb rental manager to take over the management (they are looking to transition units from long-term to short-term rentals).

Yong- I am sorry that you have had to go through this.

I just wanted to let you know that there are other managers I know in the area that have been much more transparent in their pricing (based on feedback I have received from the Hawaii vacation rental owners that I have worked with in the past).

Turner- Congrats on the move!  DC is a great town.  You haven't had REAL crab cakes until you have had them from a DC local.

Noticed you mentioned that you are looking to start up an Airbnb management business for investors looking for greater gains that traditional renting.  If that is what you are looking for, then you are in the perfect market my friend.

In fact, I am currently working with a DC multi-family investor with a number of vacant units in the area (that they traditionally rent out through long-term leases; the units are in a prime location in DC) that is interested in partnering with an Airbnb management company to rent them out on Airbnb.

Where have you been looking to get into multi-units?  I recently have been working with a multi-unit investor in Birmingham that is seeing some pretty lucrative return potential.

Also, in regards to your vacation rental in Gulf Shores, if you have not already, you should check out J. Talty O'Connor's "Condo Owner Magazine" site.  Focuses on issues specifically for vacation rental owners on the Alabama Gulf Coast.

Brandi- Congrats on finding two worthwhile properties!  Finding a good deal on property is indeed oftentimes the hardest part!

In regards to your question, I talk with vacation rental owners from across the country in my day job so I get a lot of feedback from them in regards to their experiences with self-management.  A few things to consider:

1. Distance:  Looks like Independence is over an hour from Lincoln City.  General rule of thumb I have seen  for even regular long-term lease rental property is 45 mins is about as far out as you should be if you plan on self-managing.  Even at that point, it can still be a stretch to manage.  Now remember, that is for long-term lease rental property.  Vacation rental property creates even more detail.  

2.  Time:  While there are many new tools out there for remote management (keyless locks are great), there is still a great deal of personal touch required for managing a vacation rental.  In fact, HomeAway recently did a study with their self-managing vacation rental owners that found that on average they spent over 400 hours a year managing the place (that comes out to over 8 hrs a week).  Do you have the time to take on what for many becomes a second job?

I noticed you mentioned you had looked at property managers in the past for other properties and were not very impressed.  It certainly can be a hard landscape to navigate in many markets.  With that being said, I know some property managers around Lincoln City that we have gotten very good feedback on from the vacation rental owners we work with in Oregon.  If you are ever interested in pursuing this path, send me a message or give me a ring, and I would be happy to see if I might be able to help you with some intros.
