Tim Chapman I probably should have mentioned this. My attorney was recommended to me. He is really only good at closings if it goes smoothly from start to finish. He is horrible at giving advice and does not seem to know what we can and can't do at this point. Hence why I am here seeing if anyone has had this happen to them.

Hi All, I was under contract to close on a multi-fam in NJ. My closing date was scheduled for 4/19 but the seller was trying to make changes to the original contract. So since negations we're not complete on 4/19 we postponed the closing. A few days after that he was still trying to get us to agree to the changes or he said he would back out. We only wanted to move forward with the terms of the original contract. My lawyer sent a time of essence letter to his lawyer with a closing date of 5/4. Needless to say the seller did not show. He sent an email the night before to his lawyer stating family issues and a lot of other bs reasons why he could not sell the house. Has anyone had this issue before? how should I proceed? Thanks!

Matt B. My friend hunts all over Suffolk county and he uses an app cal onX Hunt which shows property lines and the owners of the property (he uses the app to contact the owners to ask permission to hunt. It runs off the tax map so it may be about 6 months behind. It is still a great resource for $30/year. Once you have the persons name you can then look them up on 411 and find all the addresses they may have. Then you just direct mail all of them. Hope this helps!

Personally I would always go for them paying closing costs. Assuming you are using conventional 30 year financing, 3k over 30 years is a few extra dollars per month on your mortgage. Better to save several thousand dollars out of pocket now by having seller pay closing costs if they are willing. Best of luck on the negotiations!

Martin Ceja An FHA is possible as long as you occupy it. It is also usually a first time home buyer type loan. So if you have purchased a property previously it may be tough to get an FHA loan, especially if that hole was purchased with conventional financing. I know that was the case for me. As far as income goes it is not the only criteria that they look at. You're credit and debt to income ratio will also come into play. Let's say you have good credit and minimal outstanding debt. This was the case with a friend of mine who makes about 75k/ year at his job and was able to get an FHA loan on a two family for 500k. Hope this helps and best of luck!
