Sounds like a great plan! I have been dragging my feet for a while, but my goal is to have something under contract this summer. I have been watching and waiting for too long really.

@Sophia Kam So you are looking at buying and holding? Just curious because you could also be interested in flipping or wholesaling or some other avenue for real estate investing.  But it sounds like you are developing your interests now! So let me offer the encouragement of taking action. My goal for 2017 (i joined in December) is to buy a property this year as well.

@Sophia Kam Sounds like a great goal for 2017. Are you employing any specific strategies or looking in any specific areas of the country?

So I don't know about the building aspect but I am curious about finding buyers. I have heard that many people cannot get good financing for tiny homes because they don't appraise well. Maybe someone with more experience could correct me but I recall that kind of issue popping up. And without financing your pool of buyers shrinks.

@tanya bass I would love to hear about how the refinance went. How long did the bank want the property to season for? Also I assume the refinance is based on the appraised value after repairs? What bank did you use?

If you can't tell, I am very excited for you. I hope everything works out great for your rental!

@Devin Woods Yeah I know what you mean. There are lots and lots of properties in places like Wilkinsburg and Braddock, but they are not for me. I am sure some people can make it work but I like places that I could see a younger version of myself living. The near suburbs fall into that. Obviously there are some great neighborhoods too but i just don't see myself getting into Squirrel hill or Shadyside - at least not until much later if I am successful.

@Jay Belcher I would imagine. I have seen a number of high-profile articles about it in major magazines. And honestly I think people have underestimated Pittsburgh for a while. I expect the market to catch up over the next few years.

Right now I am looking at buy and hold for small multifamilies, mainly duplexes and triplexes (or four-unit buildings if I can get my hands on one). If I can do the full BRRRR that would be even better.

My neighborhoods are basically north of the Allegheny and east of the Ohio. Northside. Millvale. Etna and Sharpsburg. I have looked in Garfield too, but its not my primary area of focus. 

And I have thought about Baltimore, but its definitely a block by block situation and I am only vaguely aware of some of those differences. Although there seems to be a lot of opportunity there.

Me and my wife lived in Pittsburgh for years before we moved to D.C. for work. We fell in love with it. Lots and lots of different neighborhoods with distinct character and history. So there is a lot to sink your teeth into depending on your style and what properties you are looking for. I know its been a long time so I hope you have been having good luck!

@Jeremy Pace I have actually struggled a bit to get a contractor to do a walkthrough with me. What kind of work to do you and what's the process/details for getting a walkthrough/estimate from you on a potential deal?

I mostly look in the northern near suburbs, Millvale, Etna, Sharpsburg, sometimes the Northside.
