We have an in house guy at our firm who does nothing but help analyze and put together deals like this. He is also our broker dealer - he knows all this stuff. We operate nationwide with offices in NYC Vegas, Nashville, Tampa and more but are headquartered in Atlanta. Wondering if you are from Atlanta. We are a national CPA firm headquartered in Atlanta - Frazier & Deeter. We mainly work with high income high net worth investors and syndicators. We also have access to conservation easement investments and can put you in touch with many other folks doing real estate private placements. Email or call anytime - two of the people in our international group have law degrees in Tax as well as CPAs - we aren’t as expensive as big 4 but aren’t as cheap as the small firms.

$750 is a pretty fair fee. Most of mine are actually a lot more than that. You get what you pay for -I run into issues all the time where clients overpaid in prior years where they did it themselves or used a cheap CPA. If you use a cheap CPA chances are that CPA is in the volume business and is going to rush through your return to get it done as quickly as possible because they have to do 500 or so returns to make any money. We get into tax credits and tax advantaged investments in addition to the regular tax compliance services.

If she is operating the S Corp in CA she is going to most likely be subject to income tax in CA on that income despite her residency with the military. Hire a payroll company to set you up - they are cheap and efficient.

Google Cobb County Property Tax sales Booklet - they put out a free booklet with great info. The information will apply to all counties in GA.

I’d also recommend you check out publication 469 and absorb the passive activity rules.  I’ve found that most cpas don’t know this must know stuff either.

You need one year for Long term capital gain treatment
