No need to terminate, just give 30 day notice on most MTM leases, happy to look at lease for you assuming you have.

@Zachary Blomberg who cares about budget, spend more of your focus on income. There is no winning at keeping your expenses low. Now I do spend 1 hour every month looking at every single account and making sure I am not getting ripped off by anyone but then turn my focus back to earning. I read the millionaire next door book and believe it is absolute trash.

 Can I build a Casita or I need permits from the city? 

I believe anything that over 100sq feet, with electricity is going to require permits. Any tips on that or just a learn as I go process.

 I see a lot of unpermitted casitas or converted carports but if you go to get it permitted before sale of you run some risk of them wanting to open up the walls. Selling unpermitted casita is not a deal breaker for buyers but definitely more attractive to buyers with it permitted will get better offers. Renters or Airbnb guest will never ask if it is permitted or not.

Phoenix used to be a very inexpensive market but since Covid has appreciated more than any other market. For appreciation Phoenix has diminishing returns, I believe investors still have reason to be optimistic when looking at population growth at an all time high vs. New SFH Starts is at an all time low, supply and demand are on our side but I still believe with how prices are now less people will move here over next decade. Major benefit that my out of state clients point out is that AZ is known as "non judicial" or Landlord friendly state compared to many states on the West Coast. I've had several clients to 1031's form their home state to AZ because of politics.

By doing it "Live In" you are eliminating a big part of the risk, worst case you keep living in it as a primary? You are forcing appreciation through flipping while you live in so the likelihood that you are under water in 2 years in my opinion is small. Now is a great time to buy, way less competition!!!

I definitely have, it worked out for me but can be considered dangerous, just make sure you run your #'s tight so that the new investment casflow is 1) positive by good margin, 2) DSCR is at least 1.25 and 3) the new cashflow more than offsets the increased cost of your new mortgage.
