I question if you are confident that you can do a distant BRRRR then why would you choose to not do a local BRRRR instead. If the investment (or at least most of the investment) will be extracted and the tenant will be paying the mortgage, the cost is only important as to the value added by the renovation. High price markets typically have greater value added by the renovation.

When we renovate we expect at least a double the cost of the value add.  For example, a $30K rehab we expect to obtain at least a $60K value increase (at least $30K above costs).  I do not claim finding these properties are easy in San Diego, but I do claim the value added for good value adds in markets like San Diego exceeds the value these value adds would bring in less expensive markets.

Here are some things to think about 1) BRRRR are work 2) successful BRRRR locally are not simple 3) BRRRR from afar is more difficult than local 4) BRRRR benefit from higher priced markets because the potential of the value add via rehab has a relationship to the market price 5) successful BRRRR extract most (ideally all) of the investment so cost trapped in investment should not be driving criteria.

@Dan H. good feedback! I guess my main reason for not investing in either SD or Boise is that I don't have the cash on hand to make cash offers and I'm under the impression that's a necessity in both markets right now. However, I'm probably thinking too limited and should be thinking more about how to find other financing options to make BRRRR a reality where I'm at.

I'm currently living in San Diego (home is Boise, ID) with my wife who is a travel nurse. I own a residential cleaning company in Boise that I manage remotely. We're planning to relocate here for at least the next year or two. Open to any advice from those more experienced than I am! Here's my plan:

1. Make our 3 year old Boise home a LTR. Thought about going STR (or medium term to travel nurses), but I don't want to be distracted managing it and/or have to furnish either the Boise home or the SD home. I project we can cash flow $500/month. This will help offset the high cost of housing in San Diego.
2. We have a HELOC of $150k that I'll use for BRRRR. Looking at Waco or Wichita Falls, TX and/or Memphis, TN. I'm focusing on SF or small MF (duplex/triplex).

I've been a longtime BP podcast listener but often have "analysis paralysis" so this is me declaring my intent to the universe...uh, the forum!
