Hi guys

So we found the STR deal analysis worksheet and loving it. There's an important part of the data input that we don't know where to find that is free for a practice run. Is Pricelabs what everybody is using to get the information needed for the analysis?

I signed up for David Greenes webinar tonight and it is not loading… anyone know why??

Planning on searching for our first STR, preferably a vacation/beach area. We need guidance on how to evaluate/analyze a property such as numbers to plug in, in two different scenarios. One if self-managed and 2 if hiring Property Manager, in case it becomes challenging to self-manage. Calculating all the costs for buying a property and its operational expense, etc. That way, when we see a certain property, we don't take forever to evaluate if the numbers work or not.

The STR location if we get a beach property will be a long distance from us, so I wonder how self-managed STR is done or how challenging it would be.

If you guys have great information you can share or reliable free source, would be greatly appreciated!

We probably won't be close enough to visit on a regular basis. We really want to try to get our Real estate professional status for tax purposes. Managing our own STR makes it easier to meet the criteria to do this.

We are long term rental investors. We are looking to get into short term rentals and want to try and manage ourselves. I honestly don’t even know where to begin though. I would appreciate any advice!

We recently moved out of our primary residence and want to keep it in our portfolio because the interest rate is so low. We only owe 70,000 on the house and it's worth 240,000. We would like to take the equity and invest in a short term for some tax benefits. The problem is we bought the house through a VA loan and can't transfer it to the business. Not having it in the business is keeping us from using the equity to build our portfolio. Does any one have any advice or should we just sell and reinvest?

It is funny that you are my first reply. We are actually thinking about buying a short term in the Nashville area. We are currently in the process of selling a house then plan to start hunting. We would like to be making our purchase by mid march. What advice do you have about Nashville short terms?

We are very early in our investment career. We got our first rental in 2021 and have been just fumbling around in the dark ever since. We have made the decision to get really serious about it and here we are. We are looking forward to getting to know you all and growing our portfolio!
