We have the same dilemma except our negative cash flow is in the $700 range and our property is in SoCal.

Sounds like you are going to sell. I think we are going to rent out. Hope it works out for both of us!

Thank you for your advice. You are right, it does “depend”.

Being in SoCal, I can confidently bank on eventual appreciation. My fear is that the markets here are so overheated we may see a flattening of appreciation if not an outright decline. During that time, I may be left holing on to a losing property waiting for it to rebound. At the end of it all, I could be wasting 5, 6, 10 years.

I do not have systems in place for short term so that seems to be the longest shot considering the lack of upside.

I am not liable for capital gains on this property so that’s the biggest draw as well as freeing up the capital. I am definitely leaning in that direction.

SFR in Orange County with approximately 100k in equity. Monthly PITI is $4,500.

Do I sell? Cash out and take the 100k, invest OOS.

Do I rent? Comparable rents are $3,500-$4,000

Do I short-term (Airbnb) due to my close proximity to year round destinations like Disneyland, Beaches, SoCal? Comparable nightly rates are $200-$300.

Example: SFR in San Santonio $120k purchase price Investment property - What is the lowest down payment you have seen or put down yourself? - Any preferred lenders? I am looking to put down as little as possible to increase cash on cash return and have money left over for reno.
