Post: Advice on facing eviction in CA

Hello, BP community! I’ve been living in an illegal in-law unit built into the side of my landlord’s house for 6 years. During this time a leak in our bedroom closet has consistently gotten worse with each rainy season. I also have a good portion of the corner of my room that floods from under the floorboards when the rain is bad. I’ve told them several times over several years and nothing ever got done. I know I can pay the repairs myself and deduct it from the rent, but I haven‘t had enough money at any given time to pay repairs and pay for another place to stay while this is happening. Seeing as my rent was significantly below market, I didn’t want to ruin it by forcing my landlords to do it. Since then, there have been many other factors contributing to a deteriorating relationship between myself and my landlords. I will admit fault in some of it, including not always being on time with rent, even though I was within my rights to withhold it anyway. This weekend they texted asking when to expect rent, as it was late, and also included a list of things upsetting them about my tenancy. Mostly including the cleanliness of my side of our shared yard that they themselves routinely trash. I responded with an apology, promise that they would promptly receive the check (it had actually been ready to go for over a week, but our schedules never lined up for me to give it to them, and our neighborhood has seen mail and package theft), but I also included a list of things I wanted them to fix. This escalated quickly to them serving me a 30 day notice to vacate. Seems this is something they’ve been looking for an excuse to do for a while, in my opinion. Side Note: somebody purchased the house for them and has some sort of seller financing deal. Their names are not currently on the records at all. As of now, I have no intentions of giving them the rent I “owe”, or leaving within the 30 days, as I don’t currently have the funds to do so. Does anyone have any advice on how to go about this, from experience? I’m currently speaking with attorneys, but I want to know if anyone has been through an eviction process concerning an illegal and uninhabitable unit?

Hi, all!

I work for a flipping business in the San Francisco Bay Area. My company is currently looking to expand to value adds on out of state commercial multi-families. Aside from calling brokers, does anybody have advice on finding off market deals out of state?

Hi! I’m in the SF Bay Area looking for flips, and I’m currently contacting agents about pocket listings. The only problem is that a lot of other investors are doing this as well. Does anyone have any tips on making yourself stand out to agents?

@Kevin Powell They all have there own schedules. Usually weekly or monthly. My work schedule hasn’t been great for consistency, so I don’t have one I go to regularly.  BP has meetings under the network tab and you can search meetup.com

Hi, Kevin! I’m a newbie in the Bay Area myself. BP and Meet Up groups are a great way to get the ball rolling. I’m currently in negotiations on my first property and I found it driving for dollars and door knocking. Door knocking isn’t the funnest method, but it does make you stand out. If you’re interested in info on properties I recommend looking into Property Radar. You can find out who the owner is, their phone number and social media accounts, taxes and liens, comps, and transaction history of the property. Think they offer a 5 day trial.

Have you looked into corporate housing? I’m in the SF Bay Area and some investors around here have been successfully doing it to get more cash flow than median rents have to offer.

I’m in a newbie in the East Bay looking to connect. Rather I’m wholesaling, partnering, or installing cabinets, I want to get involved in my first deal before the year is over.

@Luis Aguilar I live in the SF Bay Area in a very similar situation, only I have a family of 4 which limits my options a bit. I can't offer much help right now, but I'd be happy to keep in touch on BP and share experiences and ideas as they come. Good luck!

Hey, Matthew! I'm new myself looking to make some connections. Got tickets and figured there must be some investors that will be there.  If you haven't gotten a ticket yet they were still available yesterday, so it's probably not going to sell out. Think the best place to meet would be near the suites. We can use this thread or PM to locate once we're there.
