@Stone Jin, Unfortunately, house hack would be challenging as my wife and I bought last year with the intention of starting our family soon.  We live right outside Charlotte.  Looking back on it I would of rented longer, but here we are!

@Ronan Donnelly thanks for the reply.  Any recommendations on a book/resource/etc. that has good high level overviews of the different possibly investments?  I'll continue to look at BP resources of course, but wanted to see if you had any specific recommendations.

@Stone Jin, @Steve Kontos really appreciate you taking the time to answer. Based on the research/reading/forum perusing I've done so far I'm leaning toward Buy&Hold to try and create as much cash flow as possible. I've had some people I've talked to recommend going after a SFH initially so that I can see what goes into a rental property. Others recommend MFH for the cash flow opportunities. My wife loves her job, but I'm looking to pursue other passions outside mine that are still lucrative, but not as much as working at Big Tech. The goal would be to create enough passive income so I have that option. I'm fairly handy, and can do a lot with a house myself, and would hire out the rest. I don't mind being a little more hands on in the beginning in the hopes of building up enough of a portfolio where a property manager makes sense.

Hello Everyone,

My wife and I recently moved to Charlotte, NC. We are both in sales (I work for one of the big west coast tech companies). Like a lot of posts I've read we are looking to get into REI, and have done a lot of research, but haven't pulled the trigger. Getting over the hump of that first property just seems daunting.

We aren't risk adverse, but thought it would be great to get some opinions on how to start in REI based on where we are at.

We're both 29 (no kids yet), and have roughly $300K in easily accessible capital we could use (more if I wanted to cash-in on some options/RSUs).  It seems like there is an array of options from buying property ourselves, or going in together with others on a larger property.

Just wanted to see if there was any advice based on our area or situation.  Not opposed to looking outside the area, but felt it would be better to be close by for an initial investment.
