Thanks @Eamonn McElroy, @AJ Shepard, and @Jack Martin. I did a bit more research and I'm thinking of changing my strategy for how to deploy this money.

Looking forward to following this @Kat Gord. I'm hoping to do the same in Chicago if and when they legalize ADUs. While I haven't started yet, I'd be interested to hear about the costs and how much you saved on DIY versus hiring out. Thanks!

Hi BP community,

I'm looking into Qualified Opportunity Zone funds as an option to reduce some gains I'm going to realize this year. I've looked around at some of the lists of OZ funds but many of them require that I be an Accredited Investor. Has anyone come across open OZ funds that accept non Accredited Investors?
