Hi Peter, I'm in Salt Lake and co-host the Utah Real Estate Exchange meetup in Riverton. You should come out and grow your experience and portfolio. You'll also find contractors who are investor-vetted, and who will not gouge you like it seems your siding contractor did.

Regarding this property, if you sell, don't forget that your net gain that you've calculated also needs to account for the cost of selling the house. Between agent commissions, concessions, and seller-paid closing costs, I always plan to pay as much as 10% of the sale price (8% minimum), so that'd take a pretty heft cut out of that figure, leaving you with maybe around $40-50k.

Hello from the Salt Lake City area. I'm a housing provider, with buy-and-hold and master-leased properties in Weber, Davis, and Salt Lake Counties. I also have some property in West Virginia, but my focus is here in Northern Utah. In addition to providing housing, I'm also a lender, with both interest-only and fully amortizing loans out secured to properties here in Utah and elsewhere. I'm also an agent with Kelly Right Real Estate.

I'm on the board of the Northern Utah REIA, and co-host the Utah Real Estate Exchange (UREX) meetups twice a month, and actively participate in other exchanges around the country. I've also founded the Armed Forces REIA, which is currently a facebook group and is being chartered as an association here in Utah.
