Hi Andrew! Our property management company is based out of New Brunswick, we see a lot of success with rentals around Middlesex County and they're more affordable to buy vs North NJ.

Thank you for your response.  Would you know the demand for off campus housing at Rutgers University?

Very high - we've already had leases signed for June 2025.

Quote from @Richard Loniewski:

I'm an investor in NJ, mostly in North Jersey but very difficult to grab multi families, anywhere south of Monmouth county there is more inventory and have a better chance of landing something that makes sense.

 Thank you.

The NYC/NJ area is hard to cash flow, but there is appreciation. When I lived there, I ventured to other markets in upstate NY for cash flow.

I would also consider looking at other markets in the U.S. if you are looking for cash flow

Gino

What other markets, on the east coast, show positive cash flow?

Hello,

Bergen, Essex, Hudson, and Morris are some of the most expensive counties in NJ; investing less than 500K would be tough.  How about Monmouth and Ocean County NJ?  Do you have any experience working in this area?

Thank you for the reply,

Investing near public transportation would be good; close to NJ Transit rail would be a good idea.

Janathan Greene, if you have less than 500k (more like 100k) how would you invest in a multi-family property? or is it really impossible in NJ?

In New Jersey, if you are a first-time investor, which counties have the greatest job growth? I figure, if you invest where the jobs are it will be a good place to start looking for a multi-unit property.
