What year in college do most students at Rutgers start looking for housing (sophomore, junior, senior)?  Also, do most of them rent by the room and have their parents cosign on the lease?

The NYC/NJ area is hard to cash flow, but there is appreciation. When I lived there, I ventured to other markets in upstate NY for cash flow.

I would also consider looking at other markets in the U.S. if you are looking for cash flow

Hello,

Bergen, Essex, Hudson, and Morris are some of the most expensive counties in NJ; investing less than 500K would be tough.  How about Monmouth and Ocean County NJ?  Do you have any experience working in this area?

Investing near public transportation would be good; close to NJ Transit rail would be a good idea.  

Janathan Greene, if you have less than 500k (more like 100k) how would you invest in a multi-family property? or is it really impossible in NJ?

In New Jersey, if you are a first-time investor, which counties have the greatest job growth? I figure, if you invest where the jobs are it will be a good place to start looking for a multi-unit property.
