@Bola Williams I've been using it for a few months. I do not use their web forms, email system, website, or skip tracing. I use them as a CRM and toknow which marketing campaigns are working (since they are tracked by which phone number leads call into), to text and call leads from designated phone numbers, and to send bulk sms and rvms. You are able to upload contact lists and set up cold call campaigns. I would look into that if I were you. I must say that REI Reply is one of my most valuable tools because it's how I track leads and campaigns.

@Bola Williams..just giving you a heads up that since then I have pivoted from using Kixie as my communications service. I now use REI Reply. It's a really good system. It incorporates mass sms and ringless voicemail, and it replaced call rail for me. I am able to quickly create phone numbers within REI Reply because it has a direct integration with Twilio which they set up for you. I recommend checking them out.

@Jake K. Hi Jake, I just started using it this past Friday and I like it.  It also has a nice integration with Hubspot. 

@Tucker Cummings Did you ever move forward with REI Reply? If so, what's your experience thus far?

I'm hoping someone can help!  I've seen quite a few purchasing agreements but do not feel entirely comfortable with one just yet.  I'm curious if folks can share their Agreement template with me?   Thanks for your help!

Thank you for your response! I agree with you regarding focusing on the Comparable's condition, recently sold, #bed/baths, roofing, hvac, location, and square footage. I'm looking to execute on the BRRRR strategy and the ARV estimate is important for it because i'll be looking to refinance into a long term loan to pay off the short term loan.

Beyond asking a local agent for ARV, are there any other websites/people you seek information from to get to a good estimated ARV?

I'm currently looking to nail down my process (website by website, click by click) on analyzing Comps of a subject property so I can get an educated estimated ARV.

Can anyone share their process or perhaps point me to an educational video on the best way to go about this?

I find myself sourcing info from multiple websites (Zillow, Redfin, Realtor.com, Trulia) but do not have a good direction/process to get to my final product of a well thought out ARV.

This thread is enlightening so thank you for sharing your knowledge. I have an LLC and headed towards my first BRRRR investment. I'm aligning all of my steps and one that sticks out to me as an unknown (for now) is the ability to refinance out of a hard money loan with a long term portfolio or conventional loan. It sounds like I won't be able to get a conventional loan due to the fact that the property will be in my LLC.

  1. 1. Is this true?
  2. 2. What kind of lenders offers portfolio loans?  I'm in NJ. Is there a service, website, or lender that you know of in the state?
  3. 3. What're the typical criteria for portfolio lenders to lend to an LLC for the first property and what are the typical terms they would extend

I obviously want to ensure I'm able to refi out and stop the bleeding from the hard money loan.
