I know in Narragansett there are many properties that are rented to URI students.  I have family down there and they consistently have students as neighbors that are renting the property for a semester or more.  May be another option that is available to you.

In New Hampshire, you have a good chunk of the population residing in the southeast portion of the state, predominantly between Nashua and Concord.  New Hampshire is a popular tourist destination, you may have short-term rental opportunities in either the White Mountains, Lake Winnipesaukee or Hampton beach.

Your looking for financing for a "commercial" property so its difficult to advise exactly what to expect.  I would plan on putting a minimum down of 20%, plus having reserves to cover futures payments and expenses.  You may be required to put down more. 

A lender may take into account your lack of experience, but I wouldn't say that it disqualifies you.  Keep in mind commercial lending does not take into account just the borrower, but a lot more emphasis is on the property.  The vacancy rate, property condition and the market that the property is located in could all play a role.

Not sure if I would worry about a recession.  Just saw this on Trading Economics:

"The US unemployment rate decreased to 3.5 percent in September 2019 from
3.7 percent in the previous month and above below market expectations of
3.7 percent. The last time the rate was this low was in December 1969."

Also, companies are reporting strong earnings.  We could see a market adjustment in the near future, but I don't think anything like in 08'.

Hello Ralph.  Thanks for checking out my site and bringing this to my attention.  I've checked the API settings and there are no restrictions for IP addresses, but only API calls are allowed from my site nottio.com.  I wonder if a mobile Google browser was used to access the site and that caused the error.  I've extended the API to allow calls from google.

I would look for a lender that does not require "seasoning of funds," meaning there isn't a requirement for how long the money has been in your bank account for.

Also, I agree with @Joseph Firmin , that using the HELOC may be a great opportunity to get started buying 1 property, unsure about multiple properties.

Keep in mind, most lenders are going to want to see funds available for a down payment and then also reserves ranging from 3-12 months to cover the principal & interest, taxes and insurance.
