@Erik HitzelbergerI can certainly appreciate that answer.  I tend to agree that interest rates are at an all time low.  I didn't realize the gap was that large between construction and existing inventory.  Also to answer the assumption, we would be buy-and-holding these properties in the Louisville metro area.

This gives yet another great level of perspective for us to assess.  Thank you much!

@Michael Seeker I greatly appreciate the response.  My business partner and I are looking for multifamily (3+ units) to rent.  I completely agree with you that regardless buying something would be a good exercise not only as a learning opportunity, but to get a better gauge on the market.  Looking at the rental/price points in the current Louisville market it looks very reasonable to me.  Articulating the value of the potential risk to my investors and business partners is another story entirely.

I am hearing a lot of different suggestions on when the right time to buy investment properties is.  I would greatly appreciate some insights on how to determine if the real estate investment market is ripe in a certain area.  I am having some healthy dialog with my business partners over whether now is the time to buy, or if we should wait out the market.

Appreciate the help from more experienced REI's.

Hi Everyone,

I am just starting my investment portfolio, with hopes to continue expanding each year.  I was referred to this site by a close friend currently working in real estate and wanted to dig in with other like minded individuals.  I would like to get as much guidance and insight as possible on investing in multi-family properties.  Longer term I would be very interested in expanding into multi-unit building purchases and renovation projects for maximizing rental capabilities.
