Thanks @Brie Schmidt. Appreciate the response. So basically, if I pull permits to rehab it, then I will have to put retail on the first floor to adhere to the new zoning map?

Hello BP! 

Does anyone have experience with zoning? I'm looking at a property that is listed as a 2 flat; however when I went on the chicago zoning website, the zoning class is B3-1 which does not make sense since there is no retail currently. The property class is 2-11 which indicates 2 -6 unit apartment buildings.

I'm looking to use an FHA loan so the zoning will impact how much money I am able to borrow.

Would appreciate any advice or tips or where to confirm this information. Thank you!

I think you knew the answer before you did the posting. Removing load bearing walls requires consulting with an architect. You may also need to consult w/ the HOA.

 Thanks for the response Crystal. The walls are not load bearing, but seems like it would still be safe to consult an architect.

Hello! I'm currently under contract for a condo in Chicago and looking to complete a rehab. My plan is to put in a new kitchen, add a laundry room, add a shower to a half bathroom, and rearrange the bedrooms (this will require knocking down non-load bearing walls and putting up additional drywall).

Wondering if anyone has insight into the building permit process. Would the work described above be considered structural changes and do I need to consult with an architect since I plan on moving some walls?

@Jake Fugman Thanks for the tip on the in law units Jake! Any advice on how to find these ? Assuming they won't be listed on MLS with an in law called but is it possible to identify these through pictures online or viewing the properties in person ?

@Faraz Tariq thanks Faraz. Congrats on your first purchase! Yes I’m sure it’s tough to determine what updates to prioritize and manage how much capital to invest in the rehab.

Just curious but did you use a contractor or agent help you assess the rehab needs or have you been doing it by yourself?

@Brett P Holmes thanks Brett! Appreciate the additional insight. I have not looked into those neighborhoods specifically but will definitely check them out.

Finding those 60s or 70s properties owned by the same person sounds ideal for value add opportunities. Did you find these deals through the MLS or through alternative marketing tactics?

@Henry Lazerow Thanks for the insight Henry. Does the seller have to disclose if the property has been rehabbed? Or does it come down to using the tips others have shared about how to detect whether it looks like a rehab has taken place?
